Each apartment entry door includes:
• Keypad access
• Traditional key access
Garage access is provided through remote clickers issued at move-in.
What happens after I sign my lease?
After your lease is finalized:
• You will receive an email invitation to register for the Resident/Tenant Portal
• The portal is used for:
- Monthly rent payments
- Maintenance requests
- Resident communication
When is rent due?
Rent is due on the 1st of every month and should be paid through the Resident Portal.
Do new tenants get time to inspect the unit?
Yes. New residents have 7 days after move-in to inspect their apartment and report:
• Existing damages
• Maintenance concerns
• Cosmetic issues
Management will document the unit condition during this period.
What condition must the apartment be returned in?
Residents are responsible for returning the apartment in substantially the same condition as move-in, excluding normal wear and tear and after accounting for any approved repairs completed after move-in.
What is amenity fee?
Residents receive services including but not limited to parking spot, trash pickup, common area maintenance which is billed via Amenity Fee.
Who can reside in the apartment?
All adult residents that are on the lease are allowed to reiside in the apartment during the lease. Any additional occupants cannot stay in the apartment for more than 7 days without permission from the property manager or addition to the lease.
Are you pet friendly?
Yes! Larkin Place is pet friendly and we have a dog park area on the side of the building with pet grade turf and a water spigot to wash your pets dirty feet when needed! All pets must be declared and a reasonable pet fee will need to be added to your lease.
Do you have additional storage?
Yes! Storage closets are available for rent at the garage level for a monthly fee. In order to request a storage closet please reach out to the property manager. Fee starts at $45/month.
How is water billed?
Water service is managed by the property management team and billed separately to tenants each month.
How is water usage calculated?
Each apartment has:
• Its own dedicated water meter
• Remote monitoring capability
Monthly water charges are based on the actual water consumption for your individual unit.
Do I need to set up electricity myself?
Yes. Each tenant is responsible for establishing their own electricity service.
Can I choose my own electricity provider?
Yes. Residents may:
• Use any electricity provider of their choice
• Or use a recommended provider from management
What information do I need to activate electricity?
When setting up service, be sure to provide:
• Your full property address
• Your specific unit letter:
- A, B, C, D, E, F, G, or H
Is internet included?
No. Internet service is the responsibility of the tenant.
What internet service is available?
The building is wired for AT&T Fiber Internet.
How do I set up internet service?
Residents should:
1. Contact AT&T directly
2. Order service for their specific unit
3. Schedule installation if necessary
AT&T may run a cable connection to your apartment if one is not already installed.
Is the internet connection shared?
No. Each resident receives their own private fiber internet connection.
What happens when I move out?
Residents are responsible for disconnecting their AT&T internet service before lease termination.
What appliances are included?
Each apartment includes modern appliances such as:

What if I need help using an appliance?

How do I get my mail?
Each apartment has its own mailbox on the right side fence. Mailbox keys are handled over at move in.
How do I get my packages?
Amazon: The property is enabled with Amazon key so the Amazon delivery person will have access to the property and drop off your packages at your doorstep.
Others: You should include the peoperty access code in your address so that the delivery person can drop off your package securely at your doorstep.
Is parking included?
Yes. Each apartment includes:
• One reserved parking spot
Can I rent additional parking?
Additional parking spaces may be available for a monthly fee based on availability.
When can I request additional parking?
Additional parking may be arranged:
• At lease signing
• Or later during your tenancy, subject to availability
How are parking spots assigned?
Once a tenant selects a parking spot:
• Management should be notified
• The maintenance team will mark the spot if it is not already designated
How do I access the garage?
Garage access is provided through remote clickers issued at move-in.
What should I do with my keys and garage clickers?
Residents are responsible for keeping:
• Apartment keys
• Garage clickers
• Access devices
in a safe and secure location.
Is there a fee for replacement keys or clickers?
Yes. Replacement keys and clickers are subject to replacement charges, typically around $50 per item.
How can I change the code for Keypad access?

How do I submit a maintenance request?
All standard maintenance requests should be submitted through the Resident Portal.
When should I contact the property manager directly?
Please contact the property manager directly only for emergencies, including:
• Major water leaks
